The New Inn is a traditional detached building which enjoys a prominent position in Shrawley. Shrawley is a village and civil parish in the Malvern Hills District, in the county of Worcestershire. The village is situated on the western bank of the River Severn and is located eight miles from Worcester and four miles from Stourport.

Pub Layout

The outlet trades from two separate trading areas; a lounge, which has a lovely cosy ambiance thanks to the open fire and a dining area with approximately 35 covers. These areas are serviced by a central bar servery. The fixtures and fittings are in keeping with the ambiance of the pub, with a mixture of fixed and loose seating together with areas suitable for drinkers or people wishing to stand. There is a fully fitted catering kitchen just off the trade area. Externally, at the rear of the outlet there is a fully enclosed and very private beer garden which also has a small patio area which is ideal for families with children or for those who love to sit outside on summer evenings. There is also a large car park to the rear which can cater for up to 20 cars.

The New Inn is a real village local with cask ales, good pub food, regular trade and welcoming open fires. In the summer months the site benefits from walkers with 22 miles of footpaths around Shrawley. An experienced operator with a successful track record in combining a drinks & food offer is required for this excellent opportunity to run a village local. It is essential that locals as well as visitors to the area are catered for. The current offer at the New Inn consists of live music and karaoke and the new licensee should continue to do this as well as introducing quiz nights and mid-week events.

Private Accommodation

The private accommodation consists of three bedrooms, lounge and domestic bathroom. There is no private kitchen.

Annual Rent: £25,000

Security Deposit: £5,000

Working Capital:  £2,500

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for an experienced operator. Someone with previous local community pub experience and vast food operational knowledge. Someone who has the desire to drive the food offering keeping it traditional, hearty and homemade. This is a fantastic destination pub where you will focus on creating more reason for our customers to return. Championing cask asles, delivering a world class customer service and putting the community and our customers at the heart of everything you do.

Friday and Saturday 12:00- 01:30

Closed Tuesdays

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
