The New Inn is a prominent detached building situated on the main road through Johnstown. Johnstown is a highly populated village in the borough of Wrexham. Formally an old mining town, today it benefits from a mixture of housing, two local schools and a variety of convenience stores.

Pub Layout

The New Inn is a large detached building, it benefits from a large car park, enclosed beer garden and smoking shelter. On entry from the front door you are greeted with a large wooden bar with a mixture of draught products. It is sectioned into three areas; the first area has a staged area perfect for weekend entertainment or sports area, the second has a more dining feel with a balance of carpeted and quarry tiles it has roughly around 30 covers and then the third is home to a carvery area which depending on the direction of the business could house another 4 – 6 tables. The kitchen is compact with a separate side storage room.

The New Inn currently trades as a Thai Restaurant with bar offering. There is scope to re-position this fantastic pub within the market. The growing cask ale market and a more traditional fayre would be a welcome addition to the area. A strong rhythm of the week would boost mid-week trade such as quiz nights and games. The grounds lend itself to community events and fun days.

The private accommodation benefits from a separate entrance, three bedrooms, bathroom, sitting room and kitchen.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The ideal licensee will be familiar with the local area and have experience of running a community pub with a food offer. They will need the drive and enthusiasm to re-position the New Inn within the market and create a drinks offer that will be both traditional with a range of cask ales and also to tap into the current market trends such as Craft Ales and a fantastic Gin/Spirits range. With the right licensee, we will be looking to invest in the property to help re-position the pub in the market.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
