The Navigation is in a prime location in Nottingham city centre, situated on the Southern side of the city right next to the canal and in the shadow of the magnificent Nottingham Castle. The Navigation is a stones throw away from all of what the city has to offer and it is a very short walk to the transport links including the railway station and tram stops. The area has recently become popular with young professionals and families due to the Canal Wharf housing development which is within walking distance to the pub, just slightly further than the new development are the older more established properties which are very popular rentals for the students at the University of Nottingham.

Pub Layout

The Navigation has a large, quirky and multi functional open plan bar area decorated with music memorabilia which is a nod to their popular live music events. The space is ideal for catering to multiple people and groups as it has a range of loose seating and tables making it highly versatile, it also has a cosy snug area with fixed padded seats to the rear of the room with a pool table for entertainment. Along with this there is a space for dining, casual drinking and a raised area for live music. The bar servery is spacious with significant back bar space to hold plenty of varied stock for customers.

There is a fully equipped kitchen to the rear of the ground floor and a spacious function room on the 1st floor which could be utilised for many different events. To the back of the premises is an outside drinking area which is a big bonus for the pubs city centre location, and it also has a substantial covered shelter. Additionally there is space for several picnic benches on the canal side right by one of the locks.

The Navigation is currently trading predominantly as a drinks focused establishment with a small hot and cold snack menu. The pub has an excellent range of keg and bottled beers, lagers, ciders, wines, spirits and minerals. There is a permanent cask ale on the bar with the opportunity to expand on this market. For an experienced food operator there is the opportunity to develop a more extensive menu and utilise the well equipped kitchen to add to the income stream. The venue has an excellent reputation for live entertainment provided by bands and artists.

Good sized first floor accommodation which features three large bedrooms, a living room, kitchen and bathroom.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

I am ideally looking for a couple with experience of a city centre licensed environment and with some experience of producing a reasonable hot and cold food menu and also the delivery of a quality live entertainment programme. The ideal licensee should be familiar and skilful with modern marketing techniques as engaging marketing is key to attracting footfall and developing the retail offer.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
