Moffats is centrally located on the main street of Cleator Moor which is hard working small community town in the county of Cumbria and within the boundaries of the historic county of Cumberland with a population of approx. 6,700. Situated just four miles away from the costal town of Whitehaven, Cleator Moor benefits from not only locals and fans of the towns football and rugby teams but passing holiday makers as well.

Pub Layout

Moffats is an open plan pub with four different areas providing a mixture of seating. You will find traditional window seats along with fixed seating, bar stools and tables. To the right as you walk in you will find the bar which services all areas. This traditional pub could be in need of internal improvement and decoration with the possibility of a slight investment for a sparkle depending on the right licensee. To the rear of the pub you will find a small courtyard which offers a smoking solution.

Moffats is the definition of a traditional community pub, providing a warm welcome and a committed clientele. This pub offers a selection of lagers, spirits and soft drinks. With being the only pub so centrally located, Moffats has a huge potential to make more of its offer, whether it be entertainment, live sports or cask.

Private Accommodation

Separately accessed from outside of the pub, a stair case takes you to the first floor accommodation which is currently used as the private accommodation. This space is more than generous and could even have the potential to be converted in to letting rooms for additional income, offering somewhere for holiday makers of Whitehaven and surrounding areas somewhere to rest their heads. Comprising: Good sized living spaces including lounge and kitchen, five bedrooms along with a bathroom. Ideal for single occupancy, a couple or even a family.

Security Deposit:£5,000

Working Capital:£2,000


Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for someone with experience in the trade who knows what it takes and is willing to commit to running a successful local pub. Ideally, I would like someone who knows the area and the locals who can keep the existing clientele and also generate a new wave of custom. I’m looking for someone with drive and who is willing to get involved with the community to open up new avenues, we need fresh ideas and an individual or team who will engage with the customers. There is a possible investment planned for internal décor depending on the right licensee.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
