The Miners Arms is situated in the heart of the picturesque Peak District village of Brassington, nestled in the beautiful Derbyshire countryside and approximately sixteen miles north west of Derby and a short drive to both Ashbourne and Matlock. The unspoiled village is surrounded by idyllic countryside and is an ideal spot for taking in the Limestone Way, Tissington Trail and Carsington Reservoir and is the perfect place for relaxing, rambling, dog walking and many other activities. There are several amenities including a school, church, local shops and business’ making this a real feel-good community village.
On entering this traditional village pub the open plan trading area has been laid out to accommodate all the activities currently on offer with décor to match. So there a snug area adjacent to the bar, a middle section for traditional drinkers and a comfortable lounge for a quiet drink or viewing the entertainment. Dining is throughout the pub. Centrally located in the main bar is a featured fireplace with a traditional log burner. Externally there is a beer garden with picturesque views of the surrounding countryside.
The Miners Arms is currently trading as a 80% wet / 20% food pub with darts and sports teams playing midweek. The pub benefits from having live entertainment and caters for the local community plus walkers, ramblers, cyclists and tourists who all like to visit with the excellent menu that’s on offer.
There is potential for letting rooms however this would require investment and compliancy works in order to offer letting accommodation to the public.
There is private accommodation which consists of three bedrooms, lounge, kitchen and bathroom.

Tie:       All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

This pub would be ideally suited to a couple with experience in running a pub business and with the skills to deliver a good quality food offering. Experience in rural areas would be an advantage but is not a must. As this is a destination venue in addition to catering to the local population social media marketing skills is a desirable quality.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
