The Miners Arms is a large corner property located close to the centre of Workington. It is a prominent site, close to a busy roundabout on the A596 which runs through the centre of the town. Workington is a coastal town located on the west coast of Cumbria on the mouth of the River Derwent, 32 miles west of Carlisle, 8 miles north of Whitehaven and 7 miles west of Cockermouth. Comprising a population of approximately 25,000 residents, Workington is a town which is primarily working class and has higher percentage of residents over the age of 55 than the national average. The town s seeing a resurgence in its night life, with the recent opening of Bees Knees around the corner from the Miners Arms, and number of other refurbishments in pubs and bars around the area. There is also a levelling up grant of £10m set aside to improve infrastructure and employment in the Workington area that will filter through in the coming years.

 

Pub Layout

Upon entering through the main door to the front of the premises, customers can turn right in to the lounge area of the pub, which hosts a small bar, a mixture of fixed and loose low level seating and a fire for those cosy evenings. Turning left, the customers are welcomed in to the sports area. This is home to the pool table with walls adorned with TV’s showing televised sport. Following round to the back of the pub there’s a larger well-stocked bar area with low level fixed seating, loose tables and chairs and a darts throw. At the rear of the pub, there is a beautiful beer garden complete with patio area with seating for approximately 20 customers and a parking area for 3-4 cars.

The Miners Arms is a wet only business, with scope to introduce a back bar food offering. It is a local community pub that is renown for showing televised sport and its hosting of live acts and entertainment at weekends. It has a very loyal customer base and has both darts and pool teams that use the pub during the week for their league matches. It also has a football team based from the pub that use the pub at weekends, particularly post-match on a Sunday.

There are two floors of private accommodation, consisting of four bedrooms, living room, bathroom and kitchen.

Our vision for the Miners Arms is to capitalise on new footfall to the area by breathing new life into this well established pub, building on the pub’s already fantastic foundations, introducing a strong marketing plan, incorporating social media and creating the best community local in the area. With a new licensee and some potential investment I envisage the Miners Arms as providing a haven for locals and visitors, providing a friendly welcome, a great rhythm of the week and a fantastic retail offer, making it THE best place to catch up with friends at weekends.

 

 

An investment would be considered with the right licensee and upon provision of a well-considered business plan.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
