With bus links from the main road taking you to Ashton Town Centre which provides access to the Metro. The Miners is in a highly populated residential area with plenty of chimney pots with a strong amount of foot traffic.

Pub Layout

On entering the Miners you walk straight in to the main bar area with the servery on the left hand side surrounded by quarry tiled flooring offering an ideal space for those who would like to stand and set the world to right or pull up a bar stool. To the front you will find a quiet snug seating area with a mixture of loose and fixed seating with a television offering the opportunity to show sporting events. To the right you will find a games room with a television and a darts board for when the teams come together. To the rear of the bar servery there is the lounge area with additional fixed and loose seating and access to the ladies and the gents toilets which are in a great state of repair due to an investment. Outside to the rear of the pub you will find a patio area, with three tables which also offers itself as a covered smoking solution.

The Miners Arms is a traditional, well loved, wet led ‘boozer’. With a strong supportive clientele of a variety of ages. The bar has a mixture of cask ales, beers, ciders, wines, spirits and minerals to cater for those regulars. The pub also supports local darts teams and golfers and run a Tap Room game once a week.

Private Accommodation

The private accommodation is accessed through the bar area through a private doorway and is located on the first floor. It is in a good state of repair, is ready to move in to and comprises of two good sized bedrooms, lounge, kitchen and a bathroom.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Ideally we are looking for a licensee who can embed themselves into the community spirit that the Miners offers as the area is very much a locals local and fitting in is vitally important. This is a great community local that deserves a great licensee.  The new licensee will look to take the business to the next level through an active social media presence as well as promoting a varied activity plan throughout the week.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
