Pub Layout

The Mayfly has a large trading area with two zones, one which is used regularly for pool, darts and games and one for socialising, having food and relaxing. The pub has a particularly large beer garden which provides great space for families and BBQs in the summer months. There is a large commercial kitchen that is capable of delivering a good traditional food offer.

The pub currently trades as drink focused pub however there is scope to develop a food offer which should be part of the new licensees plans. They have live music at the weekends which is very popular and the pool table and darts board is also popular with the locals. There is scope to involve the community in team events and weekly quiz nights.

The accommodation is located on the first floor and consists of three bedrooms, two of which are double rooms and a single room. There is also a kitchen, bathroom, lounge area and a separate toilet.

This pub requires a strong experienced licensee with local knowledge of the area and the pub industry. The operator will work with the local community engaging the local residents and businesses. They must display passion and drive to succeed and will put their team and their community at the heart of everything they do. Key to driving this business forward is strong social media presence, internal and external marketing to re-launch the pub giving the people of Redditch a reason to return. Food will play a big part in the business, entertainment, sports teams, Sports TV and a great rhythm of the week are also required here.

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
