The Markets Tavern is an impressive pub in the heart of Brecon, which is famous for the amazing scenery in the Brecon Beacons a hugely popular tourist area which welcomes visitors who enjoy the national parks throughout the year. Brecon is a traditional town and benefits from a great local community. It is also the home of the Brecon Jazz festival which is extremely well known and welcomes over 60,000 visitors and supported each year in the town.

Pub Layout

On entering the property, there is a large main bar area with loose seating. There is a room to the right hand side of the main bar which is a restaurant used for hotel guests it doubles up as a breakfast room in the morning and is utilised for lunch and dinner service  throughout the week again. At the bottom of the bar, there is a pool table and a corridor to the right leading to the toilets. There are approximately 60 covers and the restaurant room could be closed off for private functions if required to gain extra business at the pub. There is a large garden to the rear of the pub and a car park which could hold approximately 10 cars although there is a pay and display near. There is a large staged area within the garden that can be used for bands and events throughout the year and is an excellent selling point for locals in the warmer months.

At present the pub has three income streams. The five letting rooms brings a added income all year round. The food at present is a value led and the new licensee may wish to develop this and appeal to a wider audience. The bar is well stocked however there is no cask ale and the new tenant would want to explore this ever growing market. There is An excellent opportunity to introduce weekly events in terms of quiz nights and live music.

The Market Tavern has nine letting rooms, two of which have been recently upgraded to a very high standard. The rooms are currently advertised on external websites such as booking.com and are charging around £70 per room per night.


Annual Rent: £29,000

Security Deposit: £5,000

Working Capital: £5,000

Stock: £2,500

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The new licensee would need the passion and drive to embrace the community and make the Market Tavern the place to be.  A good rhythm of the week would be needed to attract new customers to the pub and tap into the community feel within Brecon. A keen eye for detail will be needed to ensure retail standards are kept high within the pub to ensure a great first impression. A good social media campaign will also be needed to attract new customers and notify existing customers of offers and events, and this would need to link into a robust marketing plan for the pub. Food will be a core part of this business, so catering experience would be desirable and there is a well equipped kitchen to enable a good food offering to be accomplished.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
