The lad in the Lane is a spacious detached building situated just off the main road in the Bromford area of Erdington in Birmingham. It is considered to be the oldest public house in Birmingham dating back to the 1300’s and has retained many impressive features. Viewing of this site is highly recommend to understand the vast scope of potential it has to offer.

Pub Layout

On entering from the car park you are greeted with the large bar and bar area with impressively high ceilings featuring the original exposed wooden beams, trusses and arches. To the left is a relaxed drinking /dining area with original fireplace and currently home to a a pool table but could be used to hold additional diners. To the right is a more cosy area with around 20 covers, this area leads on to a separate function room with separate bar and toilets this is a very popular addition for events and weekly darts games. The beer garden to the rear is well maintained with a large grassed area and paved area for benches this space is ideal for community events.

At present the offer at the Lad in the Lane is very much drink focused with a great selection of draught products and spirits with food being offered two days a week. The current tenant focuses on regular live music, sports teams and previously live sports have proven popular. There is scope to re-launch the food offer here and draw in the wider community whilst focusing on the already loyal local community.

Annual Rent: £18,000

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Private Accommodation

The upstairs accommodation consists of five bedrooms, bathroom and separate WC.

I am looking for an experienced operator within the industry that has a vast knowledge of the area. They will put the local community at the heart of everything they do. They will improve the food offering really focusing on a menu that targets the local audience of Erdington as well as the wider area. Further growth is available here through extra sports teams, entertainment and events. The function room provides an ideal opportunity to capture this. The operator will need to be creative and think outside of the box this will be incorporated in a business plan. With the right operator I will be looking to invest in the pub including upgrading the kitchen.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
