The Joseph Pease is a large prominent building situated in the busy Tubwell Row area of Darlington. The pub benefits from being directly opposite the main bus terminal in Darlington and directly in the vicinity of the main Queen Street Shopping Complex. Within a twenty minute walk of the pub is over 200,000 living nearby. This represents a great volume of consumer opportunity especially when you consider the wider geography that transport on to the doorstep on public transport or visit Darlington by car. Notably there are a number of pubs close by with the Golden Cock, Quays and Tubwell Tap all bustling day time venues that the Joseph Pease can comfortably form part of this circuit of venues.
The pub is set over two main trading areas. The main bar is functional and has easy access. As you enter the pub you are presented with a fine retail display of branded favourite keg and packaged products. The bar then steps onto a second level which is popular at weekends with a dance floor and DJ booth. Overall the fit is best described as a modern but would welcome a new image to re-position the retail offer. To the rear of the pub there is a smart serviceable / small nightclub that trades until 3am on Friday and Saturdays nights.
The Joseph Pease currently is exclusively wet led but has a kitchen capable of delivery a strong daytime food offer to service local businesses, shoppers and visitors to Darlington town centre. The pub currently has a late weekend licence where we would encourage a change in trading style to maximise the potential of the local footfall.
The private accommodation is serviceable and can be decorated to taste. The accommodation is on the first floor and consists of three bedrooms, kitchen, bathroom and lounge.

Tie:       All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

A blank canvas where we are open to all ideas regarding the retail offer for this site. The pub has potential and is capable for a food offer and whilst the pub has a late weekend licence, we see this as a potential additional turnover along with a regular income stream from day-time trade. Depending on the applicants business plan, we may consider investment to align with a suitable retail offer. We would also consider investment working alongside potential candidates to deliver both return for the licensee and Admiral Taverns. We would strongly recommend all applicants spending time to visit the local competition to understand what opportunities the Joseph Pease has to offer. Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for  weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
