Jolly Farmers

Thornaby, TS17 8QH

Please leave your details and our team will be in touch. * fields are required

The Jolly Farmers is a large community local situated on the outskirts of the town of Thornaby. It sits in a prominent position on a main road into the town centre. The pub is surrounded by housing and adjacent to the local primary school. We have identified the potential in this site and, with the right licensee would be looking to do an investment, as shown in the pictures.

Pub Layout

The Jolly Farmers is open plan in layout with a lounge and bar area serviced by a centralised large L shaped bar. There is an adjoining games area to the rear of the building which has both pool table and darts board. In total the pub has comfortable seating for 40 diners if utilised properly. The main toilets are on the left as you enter the pub, there is also further convenience including accessible facilities located off a corridor to the right of the pub leading to the equipped catering kitchen. There is an average sized patio area at the back of the pub, which has a covered smoking solution and is accessed from the games room, There is also parking in front of the pub for three cars.

The Jolly Farmers sits at the heart of its community and is predominantly a drinks led pub. The current food offering is Sunday lunches and some bar snacks throughout the week but there is an opportunity here to further increase turnover by introducing more of a traditional bar meals menu. It is a friendly community pub with both pool and darts teams playing from the pub. Some of the locals also play dominoes in the evening and there is also a football team which runs from the pub. There is a cask ale offer but this is another area that could be increased to boost sales as not all of the pumps are utilised. There is an entertainment offer in place at weekends with karaoke and live bands playing regularly.
