There is also good transport links to and from the city centre. Hull, or Kingston upon Hull, is a port city in East Yorkshire, England. Where the River Hull meets the Humber Estuary, The Deep aquarium is a futuristic building with an underwater viewing tunnel and hands-on displays. In the old town’s Museums Quarter, the Streetlife Museum focuses on modes of transport.
The Jesmond Arms is an open plan layout with a large servery sitting centrally within the heart of pub. Very popular for its live sports offer with numerous TV’s located throughout the pub, a mixture of both fixed and loose furniture which are in a vibrant good condition and toilets are located on the first floor. Externally the pub has a large glazed frontage and boasts an outside drinking area with a number of benches and is enclosed by attractive wrought iron railings.
The Jesmond Arms trades as a sports driven pub hosting Sky Sports & BT Sports. It has become popular amongst the community for showing all live sports including Rugby League & Football with a value and competitive offering.
There is no private accommodation as this is a lock up operation.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The pub is a popular destination for the local community and has a good reputation for its sports offering so any new potential licensee must be prepared to subscribe to both Sky and BT Sport. The experience and qualities we consider desirable to run this popular venue include drive and enthusiasm and ideally someone who is passionate about running a sports bar. Another key skill is good organisational skills to ensure all marketing and merchandising material is kept up to date especially when advertising sport plus introducing some new activity such as quiz nights and some live entertainment would all add value to the business.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
