The Industry is a detached building, set back off the main Newbold Road which leads into the town centre of Chesterfield, approximately half a mile away. The pub is surrounded by housing, shops and amenities which are all within walking distance as well as local schools. Chesterfield is a market town in Derbyshire located approximately 24 miles north of Derby, it has a population of approximately 105,000. There is also a well-established popular cask ale house which helps drive footfall in the area.

Pub Layout

The outlet trades from a central bar servicing two separate trading areas. To the front of the pub is a bar decorated to a good standard with TVs and an open fire. To the rear of the pub is a lounge /dining area with comfortable seating which could facilitate approximately. 20 covers. The ladies and gents toilets are located to the front of the pub in the corridor on entering and both have been recently refurbished. To the rear there is a beer garden with benches and a car park for up to eight cars. At the front of the pub there is also a patio area with benches.

This traditional community pub has a well-established reputation for its friendly environment. The current offer includes Sky Sports, regular live entertainment including quiz nights, karaoke and the occasional live band. Cask ale is an important part of the current offer so the desire and passion to deliver a quality beer to the customers is essential. The pub does have a catering kitchen and with the right operator has potential to launch a food service dependant on the applicant sales projections.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Private Accommodation

The private accommodation consists of a lounge, kitchen, bathroom and three large bedrooms.

This is an excellent opportunity for an operator looking for an attractive community local that is supported by a loyal customer base. There is an opportunity to introduce a food offer which could enhance the business especially during the day. The experience and qualities we consider desirable to run this popular community pub include the right marketing and organisational skills to develop the day to day activity needed including promoting sports, organizing regular events such as quiz nights and live entertainment. Some experience and passion for real ale would be an advantage.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
