The Hollybush is a large detached pub situated in the Bentilee suburb of Stoke on Trent.  Bentilee is one of the most populated areas within Stoke on Trent with plenty of housing and local amenities nearby.  Stoke on Trent is located in north Staffordshire and has good motorway links to nearby cities of Manchester and Birmingham.

Pub Layout

The Holly Bush has two distinct areas, the main bar area which is home to the day time drinkers having a relaxing drink whilst making use of the pool table. There is also a function room which can be used as an overflow to the main bar on busy evenings. The fixtures and fittings in both areas are a mixture of wrap around fixed seating and loose tables and chairs.  There is potential to utilise the function room further by incorporating a food offer along with catering to the wider community for family gatherings.  There is a paved area with benches along with a car park for up to 10 cars.

The Hollybush is a busy community pub, and is well supported by the surrounding population.  Internally the pub has two areas and an area which lends itself to a pool table and darts board.  Both areas are home to televisions where live sports is shown and proves popular with the many locals who frequent the pub.  The bar is well stocked with a value range of products.  Live entertainment including a DJ and karaoke proves popular at the weekends when this pub comes alive with locals who like to spend the evening meeting with friends. At present there is no food on offer however there is a food preparation area which the new licensee may wish to explore.

Private Accommodation

The private accommodation is located on the first floor and consists of two bedrooms, lounge, kitchen and bathroom.

Annual Rent: £10,000

Security Deposit: £5,000

Working Capital: £2,000

Stock: £1,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for a licensee who is local to the area and can demonstrate the drive and passion to ensure that the Hollybush remains at the heart of this community.  They’ll need to ensure there’s an excellent entertainment programme in place along with good quality beers and ales. A strong level of control would need to be applied to ensure the pub trades compliantly and fits in with licensing objectives.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
