The Holden Arms is a beautifully appointed rural pub situated on the outskirts of Haslingden, roughly 20 miles north of Manchester and 10 miles south east and south west of Blackburn and Burnley respectively. This large historic pub has been at the centre of the Holden Wood community for over a hundred years and served as the watering hole for the navvies who dug the nearby Odgen Reservoir in the early 1900s. It is now a thriving and popular pub, well known for its fantastic food offer, sumptuous Sunday roasts and mid-week specials. Readily known as the go-to place in the area for great food and a fantastic selection of drinks, the pub is growing from strength to strength. Situated on a main road in a reasonable affluent area it attracts customers from surrounding villages as well as the towns of Haslingden, Bury and Darwen.

Pub Layout

The Holden Arms trading area is open plan, split across two floor levels, supplied by large and well stocked bar to the rear of the pub which again is split across the two floor levels. Whilst it’s open plan, there are still plenty of cosy corners and a mix of smaller and larger tables allowing the pub to cater for bigger family gatherings as well as date-nights and smaller groups. The pub can also cater for functions such as funerals, christenings and birthday parties as the lower floor level can be cordoned off if required. To the left of the pub there is a small covered patio area with tables and chairs; a beautiful spot to while away the hours in the Summer sun. There is a large catering kitchen which is situated to the back of the pub and provides all the equipment and space required to provide a quality substantial food offer.

The Holden Arms is well known for its great quality and extensive food offer. Sunday lunches are the pubs speciality and customers flock from far and wide, booking tables well in advance for special occasions. The pub also has a core group of locals who are in most nights, and particularly at weekends they frequent the Holden to catch up with friends and enjoy a few well-earned drinks.
The Holden stocks a great range of drinks, from continental lagers, traditional and well-loved cask ales, an extensive and exciting wine list, and a sumptuous selection of gins, whisky’s and rums.

Private Accommodation

The private accommodation is a good size for a family. There is a separate entrance leading to a living room, three bedrooms, kitchen/diner and a bathroom with separate shower and bath.

Annual Rent: £22,000

  • Initial start up rent of £1 per week (negotiable terms to be discussed with the BDM)
  • £500 per month utilities support for the first three months

The successful licensee (s) will have a professional outlook on both life and the business, they will have the ability to implement a good food offer and they will also have the ability to nurture the current trade and develop new opportunity. By doing so they will enter into the heart of the local community, which will be key to driving footfall and sales.

There is a function room to the rear which is a massive opportunity and the successful applicant will have a vision for how they will utilise this spacious standalone building to grow their business.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.
