The High House is an attractive detached property located on a busy A road between Swinton and Kilnhurst in the Rotherham area. It is very much a wet led community pub with good views of the surrounding countryside. Directly behind the property is large estate consisting of residential housing and good transport links into Rotherham and Sheffield.

Pub Layout

The High House is open plan in layout with a good sized single servery for easy viewing of the entire area. The bar area is fitted with fixed seating and also boasts a traditional redbrick open fire place fitted with a log burner creating a welcoming feel to the pub, especially on colder days. To the left of the bar is a raised area that currently houses a pool table and a TV. Externally the pub has recently been decorated and new signage fitted. There is an attractive drinking terrace at the front of the building with a separate smoking solution providing views of the neighbouring fields. To the rear of the premises you will find a large car park for over twenty vehicles along with a beer garden.

The High House has a good reputation amongst the local community and focuses on the wet trade. Clientele comes from a range of age groups and genders with the current offer providing something for everyone. The pub also benefits with its current Sky Sports offer and is very popular with sports fans. The High House has entertainment at the weekends which includes a quiz on a Sunday and the occasional karaoke/disco night. There is an opportunity to introduce sports teams and various other entertainment prospects. As there is a backdrop of countryside this pub is a popular destination for walkers and dog owners.

Private Accommodation

Private Accommodation is split between the ground floor and the first floor. On the ground floor there is a domestic kitchen and living/dining room. The first floor which access is through the bar has three good sized bedrooms and a bathroom.

The pub is a popular destination for the local community and has a good reputation for its sports offering so any new potential licensee must be prepared to subscribe to Sky Sports. The experience and qualities we consider desirable to run this popular pub include drive and enthusiasm and ideally someone who is passionate about the quality of products and service they offer to the local community. Another key skill is good organisation to ensure all marketing and merchandising material is kept up to date, especially when advertising sport. As the pub boarders the open countryside the site is very popular with walkers and dog owners so accepting customers and their pets is a key requirement.
