The Hawley Arms is a large detached drinks focused community pub located on Churchill Crescent in Hawley, a densely populated suburb of Farnborough. The Pub is a 5 minute walk from Farnborough Football Club and college, some 1.5 miles from Farnborough railway station and the town centre with quick access to the M3 motorway.
The Hawley Arms is a traditional community pub, made up of two trading areas around the centrally located bar, which services all areas. The left of the bar is dominated by a large vertical drinking space, and to the right is a games room, housing a pool table and multiple screens for live sporting events. The Pub has a mixture of fixed and loose seating throughout and is all in good condition. Externally there is an enclosed beer garden to the rear of the pub and large car park housing twenty plus vehicles.
The pub trades as a drinks focused community local, with a big screen sports offer showing an array of live sporting events along with supporting local pub teams including pool, darts and football. There is currently no food offer, however there is scope to introduce a snack food offer with the catering kitchen on site.
The private accommodation which is accessed through the bar comprises of two bedrooms, lounge, kitchen, bathroom and WC.

I am looking for a new licensee who is a community focused operator who will need to know the local area and be able to embed themselves within the community by engaging the local teams and already supportive clientele. The successful applicant must focus on premiumisation and quality in terms of the range and retail offer to drive beer volumes further at this site with excellent standards.
Admiral Taverns will look to invest with a full refurbishment of the Hawley Arms with the right licensee(s). There is scope to make this pub the hub of the community focusing on sports with a good food offer.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
