The Hatherton Arms is a double fronted detached pub, situated in a densely populated community Bloxwich. Bloxwich is a traditional old market town, on the outskirts of the popular town of Walsall. Bloxwich town centre is aesthetically pleasing as it is still mostly made up of Victorian and Edwardian buildings and leafy parks and gardens.

Admiral Taverns invested in new external works and signage in 2020.

Pub Layout

The pub is separated into two distinct drinking areas. To the right is the main bar area which has a balance of mixed and loose seating. There is a darts board and large television along with a log fire which is a focal point and creates an added atmosphere to this room. The bar is well stocked with lagers, ciders and spirits although at present there is no cask ale. The second area is an overflow area for the bar it could lend itself to private functions as there is a separate bar which is accessed through from the main bar. This area is in need of some modernisation to bring it up to the same standard of the main bar area. To the rear of the pub is a commercial kitchen and enclosed paved beer garden. The kitchen is currently in need of some works to make it compliant.

The Hatherton Arms is very much a community focused drinks led pub, the current drinks range could benefit with some modernisation in terms of cask ales and some market trend spirits. The introduction of a small back bar food offer whether it be pies, paninis or pizzas would be bring additional income. The pub is surrounded by local housing so embedding the pub back in to the heart of the community with supporting and hosting events and teams, would be beneficial.

The private accommodation is located on the first floor and is all in reasonable order. It comprises: Four bedrooms, kitchen, sitting room and a bathroom.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

This is a fantastic business opportunity for the right operator, this is the pub that is situated in the heart of the community. I am seeking an experienced and passionate individual or couple, who will need to understand the clientele and provide excellent retail standards, whilst having the ability to plan, deliver and drive a robust marketing plan to maximise every trading session to the full.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
