The Grey Horse is a spacious pub which is located in a great position halfway between Leeds and Sheffield. Historically in the West Riding of Yorkshire, the town centre lies on the west bank of the Dearne Valley. With a densely populated area surrounding the pub and a mixture of housing this pub has a lot of local trade.

Pub Layout

The pub has an open plan layout with three distinct areas all served for ease by one large central bar. One area has a cosy open fire which is the heart of the pub and is grealyt appreciated in the colder months. There is a mixture of fixed seating and loose tables and chairs allowing versatility for weekend live entertainment. The lounge to the front left of the pub is used for games nights, quiz’s and as an overflow for the entertainment for when it gets busy. In addition to this there is a space for the pool table and large screen TV.

The Grey Horse has a great beer garden which is accessed from within the pub and is to the rear, which gives added security for families with young children. The beer garden enjoys an extremely large outside bar, BBQ & games area, with astro turf and plenty of garden benches and seating making this relatively maintenance free area and ideal for the many summer parties, football tournaments and more fun filled activities and events. If that’s not enough there is also a small children’s play area off to the side which again can be secured for safety and it benefits from a large car park which is able to hold around 15 cars.

The Grey Horse currently trades for the local community who enjoy sports teams (pool and football) and the live sports with Sky TV and BT proving extremely popular. Quiz nights, live entertainment with bands and artists are held every week which again, brings the locals in. This is a drinks focussed establishment with the ability to add and develop a basic pub grub food offer along the lines of burgers, pies, fish and chip style offerings. The catering kitchen lies right behind the main bar so makes for ease of service and operation.

Cask ale is available with two hand pulls on offer but the real fire is a major attraction especially on the cold winter nights in Yorkshire.

Private Accommodation

On the first floor there is a large living room with a family bathroom and separate WC along with three double bedrooms.  On the ground floor is a domestic kitchen which has doors that lead to the outside meaning private access without having to go through the pub, ideal for those days off !

All rooms have fairly new carpets and recent décor.

Annual Rent: £18,500

Security Deposit: £5,000

Working Capital: £2,000

Stock: £2,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for someone who has the ability to continue to maintain the good reputation with the locals and make this the hub of the community with family events, bookings for parties and charitable & fundraising for local causes. It would be beneficial for the potential new licesnsee to build on the pool and football teams and adding a darts team would be very much welcomed. This pub has real ales, a real fire but it needs real food adding. Looking for fun loving, hard working people who have an eye for service and quality and good clean standards are a must.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
