The Good Intent is a charming 16th century country pub, beautifully preserving its original features, including low beamed ceilings and open fireplaces. Its exterior boasts a mix of hung tile and painted brick, creating a timeless, picturesque facade. This well maintained public house holds a strong reputation within the community, situated amidst residential homes and conveniently close to local shops, schools, recreation centres and the train station. Located on College Street, opposite Petersfield Church, The Good Intent is nestled on the edge of the historic market town of Petersfield, just off the A3 and less than 20 miles from Portsmouth.
Pub Layout
At the front, a cosy patio invites visitors with picnic benches, wall seating and tables adorned by vibrant flower boxes and hanging baskets. The patio leads to the entrance, welcoming guests into the pub. To the right is the bar area, featuring a traditional wooden bar with a panelled back, wood flooring and ceilings adorned with exposed beams. The two level space is enhanced by a real coal fire and wood burner, with light painted walls and seating for approximately 34 customers across both lower and raised areas. Customers can enter through the street or via the patio garden.
On the left is a separate dining area, featuring low, beamed ceilings, soft carpeting and light painted walls, offering seating for around 24 patrons. This area leads to a fully equipped trade kitchen. The rear of the pub offers convenient access to the Ladies and Gents restrooms and a private car park.
The pub enjoys strong support from the local community, serving as a vibrant social hub primarily focused on drinks. With a well equipped trade kitchen, there is significant potential to expand its offerings by introducing a traditional pub menu. Currently, food accounts for just 15% of the business, but with the right approach, this could see substantial growth.
The private quarters have three bedrooms, lounge, kitchen, toilet and separate bathroom plus a small office.

The Good Intent is ideally suited for a community-focused couple who can actively engage with local events and position the pub as a central gathering place for various social groups. There is significant potential to grow the food offering by introducing hearty, value-for-money pub fare, which would not only attract more visitors but also boost drink sales.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
