The Golden Lion is a sizeable detached community pub situated in the quaint market town of Bilston, West Midlands. Bilston is was historically a mining and factory town, meaning there is a number of chimney pots, from terraced houses to detached properties. Situated two miles South-East of Wolverhampton and close to the borders of Sandwell and Walsall meaning there is frequent public transport with busses and a Metro link and easy access to main roads.

Pub Layout

As you enter the pub you will see two separate spacious areas, the main bar is really popular with a pool table, darts board and television screen to keep customers entertained. Currently there is no sky sports, however a new tenant may wish to introduce this as it would be very welcomed by the local community and could increase trade. The second area is again spacious, holding approximately 40 people and being served from it’s own bar, it often lends itself to a function room although this could be incorporated into an overflow from the main bar on busy nights and utilised more for community or private events. The Pub boasts a substantial car park which holds up to 15 cars. The main beer garden is at the rear of the pub and is a large grassed area along with some external seating.

The Golden Lion is a community focused drinks led pub, the bar is well stocked with spirits, ciders and lagers, at present there is no cask ale which is something that could be introduced. There are four pool teams which are an added benefit to the mid-week trade alongside a weekly quiz night, bingo and live music.

Private Accommodation

The Private accommodation consists of three bedrooms, a bathroom, sitting room and kitchen.

Annual Rent: £7,500

Security Deposit: £3,000

Working Capital: £1,000

Stock: £1,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for an individual or couple who will be sociable, engaging and has the skill set to integrate with the local community. The pub is the hub of the community therefore you will need to understand the clientele and provide excellent retail standards. A heavy emphasis on community events and sports is essential to continue to drive trade in this outlet.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
