The George Inn is situated in the small North Lincolnshire town of Alford, approximately 10 miles inland west of the coastal resort of Mablethorpe and Skegness. A detached property set in its own grounds adjacent of the main thoroughfare and shopping area. There is a significant amount of mixed housing just a short walk from the pub with the summer opportunity of holiday tourist trade. Population figures of approximately 4,000 and is continuously growing. The area has a primary school, grammar school & a technical college to cater for its developing demographics and also host a market day each Tuesday.

Pub Layout

The pub has two trading rooms plus a dining area, the larger of the rooms being the lounge to the front of the building which provides a comfortable relaxed area for drinking or informal dining. The dining area is separate to the two main trading rooms and towards the rear of the pub is the games room which provides facilities for pool & darts etc. Between the two rooms is the good-sized bar servery which caters for both rooms, and to the rear of the building is a small patio, large car park & an extensive private flat rear grassed garden

The pub currently trades mainly as a drink orientated operation but there is an opportunity to further develop the current food offer supplied from the fully equipped catering kitchen as the current drink/food split is 85/15. The majority of current drinks business comes from late afternoon and evening trade, food is mainly lunchtimes later in the week but with the permitted hours allowing trading throughout the day from 10.00am there’s a great opportunity to build on the offer by opening earlier for breakfasts / brunch.

There is an excellent range of keg beers, lagers & ciders and an established cask ale market plus an excellent range of wines, spirits and soft drinks. The current food offer comprises of a traditional home cooked pub food menu supplemented with sandwiches & lighter bites.

The private accommodation is spacious with three bedrooms, bathroom, kitchen and lounge.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Ideally the applicant should have experience in a community focused environment & with some experience of producing & delivering a reasonable hot & cold food menu. They should be familiar & skilful with modern marketing techniques as this is a small town but is surrounded by several villages. Engaging marketing is key to attracting from these communities to increase wet footfall & drive the food offer. Admiral Taverns may present the opportunity of a capital refurbishment for the right tenants with a visionary business plan.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
