The Garibaldi is a well presented corner building located on the busy Bromyard Road. It is located in the Henwick area of Worcester, to the west of the River Severn and to the north of St. John’s. The offices of the Worcester Journal and Worcester News newspapers and the BBC Hereford and Worcester studios are all located in Henwick as well as the University of Worcester’s primary campus. The wonderful Cathedral of Worcester beside the River Severn provides a magnificent backdrop to New Road cricket club and the home of Worcestershire County Cricket Club.

Pub Layout

This pub is exceptionally well presented. There is a main ‘locals’ bar at the front of the pub with seating and a range of tables and chairs. To the rear of the pub is a pool room and this area also leads onto the large patio and smoking area, which doubles up as the scooter parking area. The pub is very compact which means staffing costs can be kept relatively low. There is a small catering kitchen which is well equipped, and the pub offers circa 30 covers in the main bar area. The cellar is of a good size and is in very good condition. There are two car-parking spaces at the front of the pub and plenty of off-street parking to the side of the pub but most of the customers generally walk.

This pub caters for the whole community from the young to the old. It currently opens all day as it has a regular crowd at lunchtime, who like a good catchup and chat and from time to time a game of darts. There’s a good darts following with three darts teams running from the pub, along with a dominoes league running in-house weekly. The current licensee has done a lot of work to engender a “locals” feel to the pub running events for the community including a “black-tie” New Year’s Eve party and various other events throughout the year. The weekend entertainment consists of karaoke and discos on a Saturday night and has an excellent following.

The private accommodation is located on the first floor and consists of three bedrooms, a kitchen, bathroom and office which are all in excellent order.

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

St Johns has a number of pubs and whilst the Garbaldi has many redeeming features this pub requires a person with the creativity to put this pub on the map. It’s a good community pub in excellent condition. Sports and pubs teams are an essential part of the continued success. The food offering in this pub could be extended further with the right licensee. There is an established Facebook page and on line marketing is up to date. There is an opportunity to generate more custom through additional on line activity such as Twitter. Admiral Taverns are looking for enthusiastic applicants who are familiar with the area and understand the clientele. They will want to be part of the community and see the importance of this and they will demonstrate their ideas and their vision in their business plan.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
