The Gardeners Arms is a wonderful Tudor style building, situated in a prime location on the main road into Chester. The pub enjoys an abundance of passing trade throughout the day and also during the evenings. The city centre is only a ten minute walk away with local amenities and businesses also close by. Access to the busy A55 is only one mile away.
The outlet trades from a single bar servery located to the left hand side of the pub on entering. The lounge area is located to the right side and the sports room to the rear of the pub. There is also a separate snug area located to the right side of the pub that has access to the rear courtyard / smoking solution. The toilets are located to the right side of the pub to the rear. The general décor has a warm traditional feel to it and the fixtures and fittings are in good order. Although there is no car park, there is council parking located to the right side of the pub which is pay and display.
The Gardeners Arms is a drinks led community local pub that benefits from having sports teams and showing live sports, music at the weekends along with weekly quizzes has been popular. Although there is currently no catering kitchen there is potential to provide a back bar food offer such as pies and paninis.

We are potentially looking to invest in the Gardeners Arms, with both an internal and external decoration, when a suitable licensee is in situ. The ideal applicant will share our aspiration of making this a must visit venue on the Chester drinking circuit. They will have excellent retail standards, the skills to maket the pub well on digital platforms and will have a strong desire to engage with the local community and make the pub the hub of the people who live in close proximity.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
