The Fox and Hounds is located prominently on the main Crawcrook High Street with both housing and retail in the immediate catchment area. The area is mainly populated by hard working families with new estates being developed to make the area a good commuter village for the main industrial centres of Newcastle and Washington. There is therefore a good age range of customers for the pub to tap into with families and elderly being the most prominent. If you were to pick a location for a great community local you would choose the exact position of this business. Admiral have recognised the quality of the ongoing opportunity with our existing licensee and have planned a refurbishment to the full trading area. However, owing to promotion in his main employment the scheme will now transfer to the new licensee.

Pub Layout

The pub is a one room unit affair. The main bar features on walking through the main front door with the pool and darts facilities on the right-hand side. The left-hand side of the pub is a more relaxed area during the day and then on weekends the pub is livelier with this area being a dance floor and a higher energy drinking space. Externally there are two drinking areas. A large beer garden as well as a decked area to the front of the pub are well used in the summer months.

The Fox and Hounds is driven totally by its wet trade and is popular with a number of consumers. Retired and shift workers by day, sports viewers for the big matches, pool and darts teams on match nights. Live music and DJ’s attract customers at the weekends who are usually looking for a more lively night out. The Fox and Hounds really is a pub for all occasions.

Private Accommodation

The private accommodation is in good order and consists of three bedrooms, kitchen, bathroom and a living room.

Annual Rent: £23,000

Security Deposit: £5,000

Working Capital: £2,000

Stock: £3,000

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The current licensees have done a great job in re-establishing this business over the last four years. We now look towards the future licensee who will look to take this good business to the next level by embracing the benefits of a full refurbishment.

Opening Times:

Monday to Thursday and Sunday 12 – 11pm

Friday and Saturday 12- 1pm

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
