The Foaming Tankard is a well-positioned corner site at the end of a row of well used local shops in the area of Nechells, Birmingham. The Foaming Tankard is large site comprising of a large, well supported bar, and an equally large lounge/function room at the rear of the pub. The pub is well situated in the middle of a large housing estate with great footfall.
Comprising of two separate trading areas with the serving bar linking both rooms. The bar is a large well decorated area with a pool table being central to what goes on in the room. The lounge/function room has been recently decorated. It is a good sized room with a stage for bands and discos and with the right licensee this is an area we are keen to develop as it has the potential to be an area for dinners, but also a warm comfortable room for people to relax in. The ladies and gents are situated between both rooms also providing access to the living accommodation.
The catering kitchen is situated between the bar and the lounge providing easy access for food to customers no matter which room they choose to eat in.
Unfortunately there is no “outside” drinking area at the Foaming Tankard at present, but with the right licensee we would look to seek a pavement license to enable customers to drink outside the front of the pub whilst watching the world go by.
The pub trades as a community drinks focused business, with a strong emphasis on sports teams such as darts and pool which is complimented with live televised sports. There is a huge opportunity to engage the local community more with music and social gatherings such as quizzes during the week. Re-visiting the drinks offer in line with the current market trends will also attract a wider range of clientele.
Upstairs there are three bedrooms, a living room, bathroom, toilet and kitchen area.
Annual Rent: £14,000

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

I am looking for a local operator who has a vision to put this pub on the map. You will need to live and breathe great standards and provide a fantastic experience day in day out and we will work together on improving the retail offer targeting all areas of the community. You will have passion and take pride in all you do and have the drive and determination to succeed and commitment to ensure The Foaming Tankard is the place to be in Nechells. You will have visited the pub and have a business plan that encompasses the “what” and the “how” that is kept alive during the agreement.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
