Pub Layout

On entering the pub the lounge is on the right, public bar on the left. The lounge bar contains the main bar area with comfortable fixed and table seating. Gaming machines are located here along with juke box and big screen TV. In the bar you’ll find pool table, TV and juke box. From the lounge bar a door leads out to a terraced beer garden with a heated, covered area for smokers.

The front elevation houses large garden benches with integral seating.

The Flower Pot currently trades on 100% drinks focused market, but has a good opportunity to build the food market with a small catering kitchen which is currently disused. The successful licensee will be a really proactive community operator with the will and drive to serve the surrounding community and build a rhythm of the week to enhance the offering.

Admiral are looking for a community licensee to engage with the locals, as well as a strong social media presence to drive further footfall and introduce a rhythm of the week to enhance the popularity of this pub. A pro-active licensee who has scope to deliver a basic food offer would further enhance the income stream.

 

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
