The Eastham Ferry is located next to the popular Eastham Country Park, adjacent to the River Mersey, and close to Eastham Lodge Golf Course making it in a great location for local trade as well as visitors to the area and passing trade.  The property is situated just off the A41 road, the main road between Birkenhead and the M53 motorway. It is also sat between the cultural cities of Chester and Liverpool making this an ideal location for tourists visiting both of these magnificent cities.

Pub Layout

The large and welcoming main entrance opens into an attractive, dark wooden bar area with a central bar servery which is a pretty impressive feature to walk in to. The whole pub it is modernised tastefully and the décor is warm and inviting throughout. To the left-hand-side are two areas used for drinking, but they can also be used as extra dining for circa forty covers. The areas have a mixture of carpet and wooden flooring, fixed seating and timber tables and chairs. To the rear is a large separate games area with a pool table and raised area which could potentially be used for entertainment. Leading off is the main dining area, which has circa sixty covers, ideal for large parties or functions, this room benefits from a large and cosy feature fireplace. The pub also has a well kept and good sized catering kitchen that has a range of stainless steel equipment, walk-in freezer and fridge, a prep-area and a wash-up area.

On the first floor there is a large function room with its own bar servery, the room can seat circa fifty covers, this an ideal area for private events or weddings. It has carpeted flooring and timber tables and chairs. There is also a store room and staff room on this level.

Externally the pub has a spacious patio area with plenty of seating and large parasols, it also has a very large lawned garden with fantastic views right across the river Mersey. This space is fantastic and we can imagine it being a very busy space in the warmer months. To the front of the property is an extensive car park for customers and it could also be used for community events.

The Eastham Ferry currently operates as a family-friendly destination eating-house that promotes various midweek offers. Inside there is an attractive dining area for 100 covers, bar area and a games area. The clientele is a mixture of locals and visitors and the majority of custom is drawn from the surrounding areas including, North Cheshire, North Wales and the Wirral. We are looking for an entrepreneurial tenant with a great vision that should include an inspiring food menu. The Eastham Ferry is an extremely well known outlet with great historic presence in the local area. The tenant should be well funded and be excited about working with Admiral Taverns in bringing this sleeping giant back to life and restore local community faith in this once great establishment.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
