The Eagle is a grand scale detached pub located in a large, heavily populated residential area of Blyth, approximately one mile from the town centre. Blyth is a town in Northumberland 15 miles North of Newcastle upon Tyne with a population of about 37,000. The pub is ideally placed to be a destination food pub or a venue that specializes in functions due to its size, layout and various trading rooms.
The trading area consists of three defined spaces. The rear of the pub has a large function room seating up to 150 people which when prepared for weddings is spectacular. The front of the pub has the main trading bar with a pool area and decked alfresco facility as well as a lounge which is more suited to couples as they can sit next to a real open fire. The pub and its fixtures and fittings are in a very good condition throughout with good trading standards set by the previous licensee. Finally, on the first floor there is a further trading area which can be let for private parties and small functions as well as live bands.
The Eagle is a large multi room site that can cater for family dining, local socializing, large functions and other live events. The pub has historically traded fantastically with great weekly trade as well as being very popular as a wedding venue with many bookings being taken in the summer season. The pub would benefit from engaging locally with local sports teams and introducing a vibrant family dining environment which can be well serviced from its well-equipped commercial kitchen. Externally there is a lawned area surrounding the pub with benches and a large car park for up to 40 cars. The pub is in good condition and could trade with minimal work.

The pub would welcome a dedicated licensed trade professional, well versed in large site operation. The new licensee will have some experience of either large managed house background, hotel function trade or even some large-scale retail organization. You will understand the needs of the local community and have marketing and social media skills that will make the Eagle facility a “go to” venue for the people of Blyth. Overall the Eagle presents a fantastic retailing community platform. The trading potential is enormous with high profit potential.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
