The Dutch Birds is located in Failsworth which is a town in Greater Manchester, 3.7 miles northeast of Manchester and 2.9 miles southwest of Oldham. The orbital M60 motorway skirts Failsworth’s eastern boundary creating accessible transport links across the North West along with a Metrolink tram service from Failsworth Metrolink station on the Oldham & Rochdale Line . Situated on the main road through Failsworth, the Dutch Birds is surrounded by local shops, businesses along with a high density of houses.

Pub Layout

On entering the Dutch Birds you are welcomed by the main bar servicing all areas of the pub, with plenty of space and bar stools. To the right of the pub you will find a games area with a pool table and televisions. To the left there is a lounge with a mixture of fixed and loose seating along with a raised stage area for live entertainment and DJs. Through the lounge, there is access to an additional room, which could be utilised for private functions and parties with an opportunity to enhance the food offer and use this area for additional seating for diners.

The Dutch Birds is your typical community local, offering a little bit of something for everyone. It has a strong rhythm of the week with entertainments on weekends, local darts and pool teams throughout the week along with a strong football following when televised sporting events are on. There is a standard drinks offer with a mixture of beers, spirits and minerals along with the potential to introduce a food offer as there is a catering kitchen which isn’t currently used.

Private Accommodation

The private accommodation is located on the first floor and is accessed through the pub. It has been kept up to a good standard and is ready to move in to. In brief it comprises: three double bedrooms, kitchen, lounge and a bathroom.

Annual Rent: £14,000

Security Deposit: £5,000

Working Capital: £2,000

Stock: £3,000

Fixtures and Fittings: Upon Valuation  –  funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The Dutch Birds is a locals pub in the heart of Failsworth. The business is well established and it is already a popular venue. We are looking for a couple (ideally) who will fit in with the locals and who will promote the pub and the business through excellent social media presence along with internal advertising.  They need to be hard working, enthusiastic and be able to demonstrate good standards. Entertainment and Football (eg TV Sports) are likely to be key driver at The Dutch so the new licensee will need to be able to promote both activities.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
