The Crown Inn is located in the suburban area of Somercotes, adjacent to the town of Alfreton and approximately 4 miles from junction 28 of the M1 and 8 miles to Derby. The Crown Inn is a detached building in a well populated area and close by the local shops, large business and recreational activities. The local area is rich with the community spirit as part of the historic industrial heritage of North Derbyshire.
The premises is a detached building sat on its own plot. The interior is a large open plan layout with a well laid out servery and a mix of fixed & loose furniture throughout. In order to cater for all parts of the community and customer needs, the area adjacent the bar is set out as a comfortable lounge, with the pub games area to the far end of the large room. Toilets are located in a corridor off the trading area. There is a separate small food preparation off the trading room which offers scope to develop a small snack offer. To the exterior is a large grassed beer garden, an enclosed children’s play area and a raised flagged patio with a separate sheltered smoking area.
Currently trading as a wet only venue, the Crown has an excellent range of keg & bottled beers, lagers, ciders and wines, spirits and minerals. There are two hand pulls on the bar so opportunity to develop a cask ale offer with the opportunity to expand on this market. The venue provides for the local community and offers traditional pub games, entertainment and is a base for local societies. There is a food preparation area which could be developed to produce a simple snack food offer as an additional income stream.

Ideally suited to a individual or couple with experience in a community focused licensed environment. They should be familiar and skilful with modern marketing techniques as this is a suburban outlet but close to the main town and a larger population. Engaging marketing is key to attracting from these communities to increase wet footfall.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
