The Crown and Cannon is located is the main centre of Winlaton which is part of the Blaydon District on the outskirts of Newcastle Upon Tyne. Winlaton is made up of some retail amenities such as Supermarkets, Chemists, Green Grocers and facilities such as Hairdressers. There are five pubs located on the main street which form a popular circuit on Friday and Saturday nights. They work well together with the local pub teams happy to not have to travel too far for away matches. The area is very much a working-class family environment so trade levels are generally very good throughout the area with all the pubs enjoying solid levels of business and the weekend trade is very impressive.
The pub is a one room unit affair. The main bar features a cheers style in the round bar. There is pool and darts facilities and at the weekend the pool table is removed to reveal a dance floor for the higher energy audiences that visit the pub. Externally there is a small drinking yard covered by a large Pagoda. In 2015 we were successful in achieving a pavement license for the front of the pub.
The Crown is driven totally by its drinks sales. It is popular with a number of consumers; retired and shift workers by day, sports viewers for the big games, pool and darts teams on match nights. Live music and DJ’s attract customers at the weekend looking for a more lively night out. The Crown and Cannon is a popular venue especially at the weekends.
The private accommodation is well presented and is a credit to our existing licensee who has invested into keeping the accommodation in very good condition. The rooms are as follows; three bedrooms, kitchen and bathroom, with a living room. They are all very well appointed.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Our current licensees are long standing of over 10 years. They control a very busy public house by understanding their customers really well and are respected in the local area. An engaging personality is required who will command that same respect. The ability to market well with intriguing and captivating ideas to attract good levels of footfall is essential. There are no immediate refurbishment plans although we may look to develop the pub alongside any relevant retail offer that will stimulate the pub.
Monday to Thursday and Sunday 11 – 11pm
Friday and Saturday 12- 1pm
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
