The Cresswell Arms is located quite literally at the end of the village of the Northumberland Town of Newbiggin by the Sea. The pub is situated adjacent to a large residential caravan park. This coastal pub enjoys tremendous views out over the estuary. The pub is a well-supported community hub and appeals to a wide range of locals both young and old.

Pub Layout

Essentially the pub is a two-room facility and is decorated to a good standard. On entering the pub, one enters the main bar which what can best be described as a snug which proves popular with couples/ladies etc. The gents tend to congregate in front of the main bar to watch live sports and general socialising. Adjacent to the main bar is a sizeable room that houses a pool table and can also be used for private functions.

The Cresswell Arms has always resisted competing with other pubs on price believing instead in its offer of a friendly welcome, in a warm and comforting environment. The pub has a real family feel and is the home to; a weekly quiz, regular karaoke, live music and lots of teams including a men’s darts team, two ladies’ darts teams and two pool teams. Sky Sports proves popular especially when Newcastle United are featured.

Private Accommodation

The upstairs flat is substantial with 4 bedrooms, living room, kitchen and bathroom in good clean and tidy presentable order.

Annual Rent: £8,500

Security Deposit: £3,000

Working Capital: £1,000

Stock: £2,000

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The pub has been superbly run for the last 13 years and our new licensee will be picking up a good solid business. Enthusiastic and aspirational, the successors will build trade further by employing some fresh invigorating ideas and promoting through effective use of social media

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
