The Courtyard is an impressive Tudor pub set in the heart of the historic Worcester city centre. Worcester is best known for it’s medieval Worcester Cathedral which houses royal tombs, a crypt and cloisters. The historic city sits on the River Severn and is surrounded by the Malvern Hills which is an area of outstanding beauty making it not only a fantastic place to live but a destination for people to visit all year round bringing in plenty of tourists from all over the world. Also, the affluent city benefits from a popular university as well making this an ideal go-to place for drinks and some great food.

Pub Layout

The Courtyard was refurbished in 2019 bringing a cool, urban vibe with walls and cladding being painted in grey but keeping and highlighting any traditional and priceless features such as iron radiators and feature windows. Through the arc entrance you enter the “Courtyard” which is extremely different and quirky, and it feels like you have stepped into a different building, it boasts exposed brick and modern décor it creates an impressive entrance. To the left is a function area which has its own bar and around 20 tables, this area could easily accommodate trade on a busy evening or weekend. To the right you are greeted with the large bar which has an impressive range of craft beers, ciders and spirits. There is a mix of booth seating with small individual screens and loose tables to the front.

The Courtyard currently trades as Annie’s Burger Shack with a main focus being delicious burgers for everyone, including meatless and vegan burgers, it also serves impressive cocktails and shows popular sporting events. Due its location it has a steady stream of  shoppers passing by looking for lunch and in the evenings students and town goers looking for a vibrant bar to enjoy drinks, Annie’s is known as a place to go to. The live music scene is very popular at the Courtyard with DJ’s and live music being very popular bringing the pub alive at the weekends. There is a well-established student trade with promotions throughout the week on both food and drinks keeping mid week trade as busy as possible.

Three bedrooms,  bathroom, fitted kitchen and a large living room are all located on the first floor and are in good condition.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

This is a fantastic opportunity for a visionary operator. Industry experience essential as is food operational knowledge. This site requires a driven, focused operator that puts their team and customers at the forefront of everything they do. They will display passion and pride have a keen eye for detail and high standards. A business plan will be required, which articulates the what and the how, this will be used in business meetings to measure success and traction along the way.a

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
