The Cobbles is a terraced property located in the centre of the vibrant, friendly town of Chapel En Le Frith. Dubbed “The Capital of the Peak” the town is just off the main A6 between Manchester and Sheffield. Chapel En Le Frith is a rural town with a historic core and a range of independent shops and services which include restaurants, supermarkets and great places to stay. Chapel is also home to one of the Peak District’s principal traditional carnivals, the ‘Well Dressing May Day Carnival’ which takes place in the market square along with a host of other events such as Proms in the Park. It has several leisure facilities near-by including picturesque grounds of the Memorial Park with sports teams, BMX ramps, bowling green, children’s playground and 18-hole golf course.
The Cobbles is made up of two rooms. On entering the pub you are welcomed in to the main bar and dining area with a mixture of shabby chic tables and chairs along with bar stools located around the bar. The bar is located on the right hand side as you walk in to the pub and services all areas. From the bar area you will find access in to the recently modified catering kitchen and a door through to the delightful Snug with relaxed seating surrounding a roaring open fire and overlooking the panoramic views of the surrounding Peaks. To the rear of the pub there is a good sized beer garden, with an enormous amount of potential to increase trade during the summer months. Set on two levels there is a hard landscaped patio with a number of tables with stairs down to the grassed area housing an enclosed play area for children.
The Cobbles promotes itself as a bar and grill catering for all ages, including families. The pub has recently been refurbished to a high standard by the current tenants giving it a modern contemporary feel. We at Admiral Taverns appreciate the potential still to be unlocked within this pub and are planning further investment – please see pictures for these developments. This modern bar offers a great range of wet products including continental lagers, good range of gins and wines and some great espresso coffee, as you would expect to find in a modern bar like this! The food offer which makes up for 40% of the trade consists of gourmet burgers, steaks, fresh salads and some popular street food dishes. Later in the evenings the venue is well known for its live entertainment and is also a great place to watch sport offering both Sky and BT sport.
The private accommodation is located on the first floor and is accessed through the bar area and consists of three bedrooms, lounge, kitchen and a bathroom.

Admiral Taverns are looking for enthusiastic and energetic licensee(s) with catering experience. The potential licensee(s) would look to continue a food offer and an activity plan to retain existing custom and attract new customers for drinking, dining and to take advantage of this exciting opportunity. To market the pub on all platforms including social media would be highly desirable. Subject to board approval we are looking to premiumize this pub with a further refurbishment.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
