The Coach and Horses is a popular pub in the Priestpopple area of Hexham. Owned by Punch Taverns until December 2017, Admiral Taverns are seeking a quality partner to rejuvenate this pub. Currently we are drawing up plans with a view to a large-scale refurbishment to bring out the undoubted potential of this exciting venue. Hexham is home to a high level of aspirational commuters who reside here owing to easy access to the City of Newcastle. Additionally, the town is popular during the summer with walkers, cyclists and tourist all looking for a town centre base for their activities in the beautiful Northumberland countryside. This is a unique opportunity in a sought-after area for an entrepreneur or multiple licensee to take over this excellent pub and develop a bar, restaurant, hotel business of real sustainability in one of Northumberland’s largest towns.

Pub Layout

The current offer is split neatly into three. There is a main bar offering live entertainment, quiz nights and an extensive beer range.The right-hand side of the pub houses the main bar which moves out into the courtyard area which is spectacular in its current condition. Across the courtyard is the restaurant and commercial kitchen. To the rear of the pub through an alleyway (which houses tables and chairs for outside undercover drinking and dining) is a large beer garden which again works well now but could have fantastic potential fully developed by a top-level brand coupled with quirky features. Upstairs are five letting rooms that are oversubscribed between April and September. Additionally, there is a disused space that can be converted to achieve another 5-7 rooms depending on size and layout.

The Coach and Horses is a long-standing traditional venue prominently located in the heart of Hexham. Admiral Taverns have owned the property for 2 years. In this time, we have taken back the site and cleansed the venue of poor management. The pub will no longer trade in a mediocre fashion and will remain closed until a renamed pub is re-positioned via a substantial refurbishment programme.

Private Accommodation

The Coach and Horses will benefit from a full refurbishment with the potential to have a full floor of private accommodation or additional letting rooms, depending on the in-going tenants vision.

Annual Rent Post Investment: £37,500

Security Deposit: £9,000

Working Capital: £20,000

Stock: £10,000

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
