The Clarence is situated in the historical industrial town of Hyde, Greater Manchester, just five miles north east of Stockport and seven miles east of central Manchester. Located on Talbot Road, the Clarence shares its postcode with a number of local businesses, parish church, Hyde Park House Business Centre along with an abundance of chimney pots creating a high volume of footfall and passing trade.
The main entrance of the pub is led by quarry tiled steps which takes you through to the main bar. The pub has an open plan layout, however with the décor is separated into specific areas. Parquet flooring lends itself as an isle leading you to the main bar servery which is located in the heart of the establishment, serving all areas. To the right as you walk in, there is a relaxed seating area with fixed seating and carpeted flooring and to the left is a very similar feeling with loose chairs and tables providing more of a dining area. To the left of the bar is where you will find access to the catering kitchen along with the cellar and private accommodation. You will find a games area to the right hand side of the bar housing a pool table and darts boards. The raised beer garden is located behind the pub and is accessed through the games area. This is a huge benefit to the pub as a hard-landscaped beer garden with a number of picnic benches, with a brick built BBQ and also space to hold marquee events.
The Clarence is a brilliant opportunity to maximise a great all round pub experience. With a ready to walk into commercial kitchen, the next licensee would need to be experienced of knowing how to run a successful food offer. In addition to this the Clarence has a sports offer with pool table and darts board which increases sales throughout the week and we would encourage the next licensee to continue to support this and the local teams. There is a great selection of beers, wines, spirits and minerals which could also be customised by the next licensee.
The private accommodation is accessed through the bar area and has recently undergone a refurbishment so is in exceptionally good order and is ready to move in to. In brief the spacious living quarters offers: three double bedrooms, good sized lounge/ dining room, kitchen, bathroom and separate toilet.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Clarence is a really great opportunity for licensees who can think outside the box or are looking to do something different and champion that offer. The pub was refurbished in 2017 and the private accommodation has been recently brought up to a good standard. The area of Hyde is improving all the time with new housing developments being built in the locality. We are looking for licensees who will push both the drinks and food sales as food should be a really important part of the business moving forward. We need a couple who will fit in by engaging with the locals and will need to promote the pub and the business through various Social Media platforms. They need to be dedicated, hard working, enthusiastic and be able to demonstrate great standards. The Clarence is a great venue that deserves great operators.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
