The Claremont is located on a corner plot on Lower Breck Road in the densely populated Anfield area of Liverpool. Anfield is a residential district of Liverpool bordered by areas including Walton, Clubmoor, Tuebrook and Everton and has a population of approximately 15,000. The pub is close to Liverpool Football Club and the pub should draw trade from this on match days. There are bus links into the city of Liverpool and it is only a 15-minute drive. Admiral Taverns have a refurbishment planned at The Claremont and are looking for a new licensee to work alongside to drive the pub to new levels to ensure that it sits at the heart of the community. We will be looking to do a full external signage scheme along with refurbishments and redecoration within the trading area and private accommodation.
The pub trades from a bar servery and two separate trading rooms; the sports bar which is located to the left with a pool table and darts okke and then a lounge which is located to the right. The ladies and gents toilets are also located in the lounge. Although there is no catering kitchen there is potential in the future to introduce a back bar food offer with pies and paninis. The general décor is in reasonable order however Admiral Taverns would look to invest in the pub with the right licensee.
The Claremont is a community pub and has a good-sized sports bar and a comfortable lounge area for customers to meet and enjoy the facilities on offer. The Claremont is a locals’ pub that is very much at the centre of the community, there are both ladies and gents darts teams and other popular pub games such as dominoes and pool are available. At weekends, there is the opportunity to provide live entertainment which is always well received and the pub is well known for showing all live sporting events.
The Claremont is currently a lock up with a fully operational alarm system and CCTV.
Annual Rent: £10,500

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Claremont should be a thriving community local which benefits hugely from match days. We are looking for someone with local knowledge of the area who can develop and expand the current trade in the pub. A good business ethos with strict financial measures will ensure success. The ideal person will need to be prepared to work at all aspects of running the pub from bar work, cellar management and entertainments manager to being in control of accounts and stocks and all other day to day duties of making their business a successful venture.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
