The Catash Inn is a stone built, traditional corner pub in the picturesque village of North Cadbury, just ten miles from Yeovil in Somerset on the Dorset/Somerset border. The pub is attractive and has good curb appeal and is how you would typically imagine a cosy village pub. Ideally situated just off the A303 which is seen by many as the main arterial route to the West Country. North Cadbury and the surrounding areas are highly sort after villages to live in and people tend to stay for a long time, making this a fantastic pub to build long lasting relationships with your locals. Nearby is a local village shop for your essentials and the village is surrounded by the beautiful English countryside to explore as well as popular tourist attractions such as The Haynes Motor Museum and The Fleet Air Arm Museum.

Pub Layout

As you enter the Catash Inn from the main front door you are greeted by a traditional but airy open plan room. The bar is large and front facing with a perfect balance of wood and neutral colours. To the right hand side is an informal seating area with a cosy open fire place, further on through the building and adjacent to the kitchen is a more formal dining area that is well supported and benefits from a carvery. The pub also benefits from three lettings rooms on the first floor, all of which are in good condition and all have en-suite bathrooms which are newly decorated.

Externally the property boasts a lush, well kept garden with benches scattered across the lawn, this would be the perfect place to relax with a few drinks in the warmer months, and separate to this is a well used skittle alley.

At present the Catash Inn trades as drinks focused community pub with the emphasis being a great community local, however this is a choice the current tenants have made as there is a fully functioning and very well equipped kitchen. There is definite scope to put in an advanced food offer, the success of this pub will depend on this as this site should be in the destination food category. There is ample parking and really attractive kerb appeal. The Catash also has number of skittles teams, and the new tenant would be expected to embrace and be part of this. There is scope to develop further with teams most notably darts, combine this with an entertainment program and community events such as quizzes and live music and this site will flourish.

This is a really exciting opportunity for someone as Admiral Taverns are intending to do a full investment at this site with the right tenant and there is scope to add additional letting rooms should the right tenant be found.

Annual Rent: £22,000

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

This has the ability to be a great destination food establishment, the site has not been invested in for 25 years, so there is a keen desire from Admiral Taverns to invest in this site. This will involve, full external decoration, lighting and signage, and internal rationalisation with attention being placed also on upgrading the letting rooms. This site would suit a seasoned operator with a track history of success in the destination food market, they must want to focus on being at the heart of the local community and embrace where they live. They must have good social media skills as well as the desire to do a comprehensive food offering. I don’t believe sport will play a big part in this pubs success. The pub needs to be loved and anyone doing so will reap the rewards, retail standards, hanging baskets etc. it really is a blank canvas.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
