To the front is a garden with benches perfect for enjoying summer evenings and the site also boasts a large car park and a rear garden with a children’s play area as well as a petanque pitch. The exterior was decorated a couple of years ago and is in good condition.

Internally, the pub has two distinctive trade areas. As you walk into the premises, you enter the bar side of the business with a darts area, large open fire and a good section of real ales. The second area is set out for dining and is newly refurbished with space for approx. 40 covers. In addition, there is a fully fitted trade kitchen, and ground level cellar.

Trading Style:

As a village pub, The Bull needs to place itself at the heart of the community. The site should have a strong calendar of events including quiz nights, live entertainment and fundraisers to make sure the locals always have a reason to come to the pub. The provision of a home cooked, locally sourced menu will also be crucial to the ongoing success of the site and ensure that it becomes the go-to destination site for not only Burrough Green but the surrounding villages too. With Newmarket races being in such close proximity tapping into this market will be essential to growing trade at the site.

This consists of three bedrooms, one single and two doubles, a spacious lounge and bathroom.

Annual Rent: £16,000

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The new operator must want to become an intrinsic part of village life and have the catering skills to develop a menu that will drive trade to the site. As ever excellent customer service skills and high standards will be essential alongside a warm and welcoming manner that makes each visitor welcome.

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
