The British Arms sits just off of the centre of Irthlingborough in a residential area with plenty of housing surrounding the pub. Irthlingborough is a small town just outside of Wellingborough and close to Northampton. The town is used by commuters into Northampton and also has numerous factories and logistics companies in the area which account for a lot of the employment.

Pub Layout

The trading area is all on the ground floor with an open plan style. As you enter the front door the toilets are to the left, entrance to the large garden is directly in front of you and the bar is on your right. There is a horseshoe shaped bar that accommodates the main bar area and pool room to the side which is open to viewing from the main bar area. There is a large well kept beer garden to the rear of the pub. There is no car park but there is plenty of street parking close by.

The British Arms is predominently a drinks focused pub and very much at the heart of the community with darts and pool teams playing in the leagues. The pub does have some opportunity for snacks and simple meals to generate a multiple income stream.

Private Accommodation

There is a large private accommodation area above the pub consisting of four bedrooms, separate bathroom and toilet, kitchen and a large lounge.

Annual Rent: £26,500 (After Investment)

Security Deposit: £5,000

Working Capital: £2,000

Stock: £2,500

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The pub would benefit from a licensee that can really become part of the local community and attract business through various marketing tools including Social Media.  The pub has a good customer base with Pool and Darts teams however success will come from a range of activities such as quiz nights and live music which will mean that the licensee is ensuring regular custom throughout the week.

Admiral Taverns are looking to invest which should support the licensee in driving new customers into the British Arms.  The successful applicant will need to be passionate and engaging and be able to execute a successful marketing plan.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
