Pub Layout

The pub consists of a two room operation which is serviced by a central bar servery. The main bar is to the front and right of the property and is the livelier and more utilised of the two rooms whilst the room to the left is used as an overspill during busy periods but also lends itself well for functions and small parties. In the bar area, you will find a pool table and darts okke as well as the ladies and gents toilets. Although there is no catering offer, there is potential to develop and introduce a small snack menu including pies and sandwiches. There is a public car park to the rear of the pub and also additional off road parking.

The Brewery Arms is a traditional community pub which has potential to develop its existing trade by becoming a real ‘hub of the community.’ Existing activities provide a sound base of sports teams and traditional bar games including; football, darts, dominoes and pool as well offering occasional live entertainment/karaoke.

The private accommodation is located on the first floor and consists of three large bedrooms, lounge, kitchen and bathroom and is the perfect size for a family.

Admiral Taverns are looking for a local and experienced operator that has knowledge of the clientele and the local community, the ideal licensee would have a hands on approach and be able to grow sales and engage with the customers. There is an opportunity for Admiral Taverns to invest in the pub further with the right licensee.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
