The Blue Bell is a traditional community pub, located in the town of Ashton-in-Makerfield, Greater Manchester and is situated 4.2 miles from the town centre of Wigan. Located on Rectory Road with local businesses dotted along and a number of large residential estates on the roads behind with the town as a whole having a population of circa 28,000.
The Blue Bell is distinctly set in to two trading areas. On entering the pub to the right you will find the sports room housing a pool table, darts board and wall mounted televisions to show live sporting events. Along with this you have a mixture of fixed and loose seating dotted around the room for ease. To the left is the main trading area including the bar which services all areas, with quarry tiled flooring surrounding the bar and bar stools up along the side. The trading area itself is a mixture of fixed and loose seating which could easily be utilised for diners if a food offer was to be introduced. To the rear of the main lounge there is an additional pool table which is currently used and owned by the local pool team. Outside the pub to the rear you will find an enclosed paved patio area which is a real sun trap, with the potential to enhance with picnic benches and hanging baskets to make it more inviting. Adjacent to the pub you will find a private car park for patrons only, providing “Off Road” parking for up to 20 vehicles.
The Blue Bell is very much a traditional community local. It currently trades as a wet led only pub on a day to day basis, providing food and catering for parties and functions only, however there is scope to introduce a small food offer. There are televisions located around the pub which bring in custom by showing live sporting events, along with this, there is also a very loyal sports team. There is room to improve the rhythm of the week as the entertainment which is currently provided on certain nights proves popular with the locals.
The private accommodation is located on the first floor of the pub and can be accessed through the main bar area via a private entrance. In brief it comprises: kitchen, lounge, office, three large double bedrooms and a bathroom.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

We are looking for a focused individual or couple who are willing to integrate themselves fully within the community. The in-going licensee must be happy to facilitate parties and functions as the pub has built a reputation for the area as the “place to go” for an occasion. There is already a loyal pool team which visits the pub 4/5 nights a week so we are looking for the next licensee to support and also build on the already existing teams along with continuing to show live sporting events. There is a huge opportunity to introduce a small food offer as a regular occurrence along with still catering for parties and functions. We are looking for someone with great marketing skills to advertise and build across on all social media platforms.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
