The Black Lion pub is situated in the village of  Llanbadarn Fawr,  located in the heart of the village, with local business and within the parish boundary on the outskirts of Aberystwyth. Aberystwyth is a fantastic coastal university town.

Pub Layout

The pub is divided into two sections the front area would be classed as a locals bar with an eclectic mix of loose and fixed seating. To the rear of the pub is a second space which lends itself to a function room or an over spill of the bar or people wishing to dine. There is a grassed external drinking area which although is in need of some renovation would make a welcome addition especially during the busy months or for winter community activities. The kitchen all though compact is functional and meets the consumers needs in terms of the food offer.

The Black Lion is a seasonally operated pub. During summer months it is the hub of the community with a vibrant offering with an increased tourist trade, during winter it is well supported by the local community. The current licensees embrace local teaming events in terms of pool and darts. Whilst a weekly entertainment programme is welcomed. The food is a traditional fayre menu which caters to all requirements and is seasonally adapted.

Private Accommodation

The Private accommodation consist of two bedrooms , bathroom , sitting room and kitchen all in reasonable order


Annual Rent: £15,000

Security Deposit: £3,000

Working Capital: £2,000

Stock: £1,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for an individual or couple with passion to drive this traditional community pub located near the coastal town of Aberystwyth, with the ability to offer a robust marketing plan throughout the year to ensure the local community feel catered for as well as the ability to develop and deliver a both a traditional and seasonal menu out of a compact kitchen area ensuring you maximise every trading session to the full.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
