The Angel enjoys a prominent position on Palmerston Road which is just on the outskirts of Southampton City Centre. There are large parks opposite and Southampton Solent University is 400 meters away (Main Campus). The pub benefits from a very high footfall with several halls of residence nearby and the proximity of the High Street. The Angel is also one of the main home supporter’s pubs for Southampton FC. On a home match Palmerston Road serves as a thoroughfare walking to and from the main train station and the stadium. The pub backs onto a residential estate so a good level of weekday trade comes from the locals. This is now one of the only pubs left on the estate
The outlet trades from a large open plan room with a sports area to the rear which is served from a central L shaped bar servery offering all round vision and ease of service to all areas of the pub. All seating is loose so that it can be moved around for home matches and functions giving you flexible use of the floor space. There is a commercial kitchen behind the bar server that is fully operational and also a room to the side of the bar with a hatch that has been used in the past on match days as an additional bottle bar and a food service point to alleviate pressure on the main bar. The pub has a courtyard covered garden to the rear but also benefits from a street license to the side of the pub that can be used all year round for table and chairs or standing room on a home match to increase capacity. There is no car park for the pub but there is plenty of street parking all around the pub.
The Angel underwent a large investment in July 2017 and is presented both internally and externally very well. The pub has a commercial kitchen but is not being utilised currently, so sales are 100% drinks led. The pub benefits from several large screens to watch live sports and has weekly activities ranging from bingo, karaoke, live entertainment, pool knockouts and themed evenings. To increase sales further there are many options including working with Solent University who closed the main campus Students Union 2017 /2018 academic year. The introduction of food, coffee and WIFI will be a massive attraction during the day between lectures and will be a benefit to students and lecturers. It will also capture shoppers and workers from the High Street and some of the footfall visiting the parks. Early evening drinks offers will also capture those on the way home or introduction of a season ticket scheme to encourage customers to come to the pub outside of a SFC home match. The domestic accommodation is good size and will provide a good-sized family accommodation. There are 3 large bedrooms, an office, kitchen and domestic bathroom. The accommodation is in good condition and has been invested in the last 3 years. The accommodation can be accessed independently to the rear of the building.
We are looking for a hands on tenant that is able to manage the very busy football days but also will drive and develop the core day time trade reintroducing food, cask ales and regular weekly events. The pub is in very good condition and has the potential to be a premium sports venue whilst attracting and working closely with the university and the local residents.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
