Pub Layout

The Angel has a main open plan bar area that has visibility across all areas of the pub. There is also an area for darts to the left and a snug /small function room to the back. To the right of the bar there is a side door to the covered smoking area and a recently developed beer garden with around 6 benches. The trade kitchen is on the same ground floor level just to the back of the bar and is well equipped though no food is currently being served at the moment.

 

The Angel is a wet led community pub that supports locals as a safe and trusted place to meet for a drink rather than venturing into the town centre. The pub is close enough to be part of the wider circuit yet attracts locals within the Bradford St area. The pub has a good cask ale following and focuses on entertainment especially music. This could be reviewed to widen the appeal further and to others.

We are looking for a licensee that can connect with the local community and make the Angel feel like a locals ‘Tavern’. Scope to drive darts and billiards Teams as well as start a small bespoke food offer should fall part of the new licensees vision.  Although there is a good selection of real ales, this can be built upon so a passion for cask ale is a real ‘must’.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
