The Ancient Briton is located in the Shrub End area of Colchester. Colchester itself lays claim to be Britain’s oldest town and the Ancient Briton is situated two miles south of the town centre. Shrub End is a leafy estate and the Ancient Briton is surrounded by local amenities such as local shops, schools and churches, with Westlands country park, Colchester zoo, Tollgate shopping centre and Colchester castle all within approximately three miles. The Ancient Briton benefits from strong road, rail and bus links into Colchester itself as well as being close to the A12 and Mersea Island.

Pub Layout

This is a large pub with two trading areas covering one large bar servery. The main bar includes a sports area with two pool tables and the second bar area is suitable for private functions. There is car parking to the front and side of the pub and a garden area at the back as well as space for seating to the front of the pub.

Trading Style

The pub currently trades as a wet only pub with a strong focus on sports, especially pool. There is also a good footfall of those wanting to watch sports on Television. Currently the Ancient Briton does not have a food offer however focuses on a standard range of cask beer, larger, wine and spirits. This is a central hub that acts as a focal point for the surrounding community.

Private Accommodation

The private accommodation comprises of four bedrooms, of which two are doubles and two are singles. There is also a lounge and a bathroom. The private kitchen is in reasonable order however needs some redecoration of which Admiral will assist with.

Annual Rent: £14,000

Security Deposit: £5,000

Working Capital: £6,000

Stock: £2,500

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Admiral are looking for a new tenant for the Ancient Briton. This is an exciting opportunity as Admiral are proposing an investment for the entire pub for the right licensee who not only has a strong business plan but also has incredible vision for the future. This forgotten gem has plenty of facilities such as a large car park and garden in a good state which offers plenty of untapped potential.

The ideal tenant would be someone who loves community life and everything that embodies, who thrives on engaging their regulars, developing a sense of community, building a central hub as well as finding exciting ways to drive new costumers into the Ancient Briton. The new tenant would also need to be able to broaden the offer in all areas, expand on the core drinks range, develop a small snack style food offering, embrace local teams and build a diary of events and entertainment.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
