Cromer is on the beautiful North Norfolk coastline. It’s a traditional Victorian resort town 30 minutes north of Norwich (which also has a direct train service) and 15 minutes from Sheringham. Famous for its crabs Cromer is a destination in its own right and hosts a number of events & festivals during the year. The area has a number of local attractions including blue flag beaches, a theatre and 100-year-old pier. The pub is situated close to the beach and in the heart of the town centre. The current offer consists of bar sales with a smaller food offer.

Pub Layout

On entering through the main entrance, you are welcomed into the open plan area with the main bar servery. The commercial kitchen is directly off this to the left and is a good size with plenty of equipment, There is a pool area to the right with ladies and gents toilets further around the bar through a small corridor. The general decoration throughout is in good order.

The pub is a large open plan bar which enables the whole trading area to be seen from the bar itself. The style of the pub is traditional with Sky Sports or BT a must to give customers another reason to visit especially off season. Food is currently offered daytime only and there is scope to develop this further with the support of Admiral. There is a degree of seasonality that you should expect in a coastal resort though this can be offset by local pool and darts teams and engaging the local community with various activities through the week and weekends.

Private Accommodation

Two bedroom accommodation on the first floor with private bathroom and kitchen and is accessed through a private entrance. There are further rooms on the second floor which could be additional bedroom space however these would require some redecoration.

Annual Rent: £26,000

Security Deposit: £5,000

Working Capital: £5,000

Stock: £3,000

Fixtures and Fittings: £10,000

Tie:        All drinks categories are tied.

For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

I am looking for an aspirational and enthusiastic licensee with the drive to grow the business and to maximise the opportunities this great pub has to offer. You will need vision to unlock the food offering which will be fully supported by Admiral. You will need a clear vision and understanding of the seasonality of the area and be active in the local community.

Opening times: Monday to Saturday 11:00am until 1:00am and Sunday 11:00am until 11:00pm

The premises may qualify for Small Business Rates Relief  in which case the non-domestic rating liability may be nil subject to the ratepayer occupying only one property for the purposes of business.
