The town is in easy reach of the M4, Oxford and Swindon and a mainline station to London, Bristol and Cardiff are just 8 miles away in nearby Didcot.

Pub Layout

The pub is an attractive looking building with a single bar servery split over two levels providing seating for approximately 40, but this could be easily increased with added furnishings. There is a car park providing spaces for 20 vehicles and a good size beer garden, making it ideal for families in the warmer months. In the large beer garden, there is an Aunt Sally throw and currently, there are Aunt Sally teams as well as dominoes, crib, darts teams and a regular quiz night.x

A really exciting opportunity has arisen for either an experienced pub operator or a visionary first-time pub entrepreneur to work in partnership with the visionary pub owners to reposition this superbly located, high profile pub within the market quickly. The pub operator will need to operate the pub with a view to working with the pub co in 2021 on a substantial refurbishment and the repositioning of the business in the market. This refurbishment will need to accompany the pub operators dynamic community focussed drink led operating plan.

The private accommodation consists of three bedrooms, a lounge, a kitchen and a bathroom.

Annual Rent: £9,000

Tie:  All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The vision is that the Abingdon Arms will be invested in to ensure that the pub is well-positioned for the future whilst leveraging its enviable community-based spirit and really making the most of the pubs stunning edge of town centre outside areas and garden space. The ideal operator will possess the vision and skills to develop and deliver a compelling operational plan that differentiates the pub from its competitors and offers daily reasons to visit. The opportunities in relation to the basic offer are endless and exciting, there is potential for a small niche food offer, the extension of trading hours, upgrading of the draught product range and the introduction of premium spirits. These elements of the development will need to sit alongside the friendly, operator generated ambience and atmosphere. Reasons to visit can be driven through the introduction of a  tried and tested methods such as televised sport and driving more community-based evenings such as quiz nights and Bingo, but the pub is going to also require some unique operator driven reasons to drive visits that will set the Abingdon Arms apart from the crowd. However there is lots to play with here to make this happen, The Abingdon Arms possesses one of the most perfectly formed outside areas in the town and this will be critical to business success and development here could and should, include the introduction of a quality weather protection solution and activities such as cider and beer festivals.  The pub benefits from not currently attracting business rates and will be let furnished with its current inventory.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
